Frequently Asked Questions

Quick answers to common questions about our lending programs

What are your minimum credit requirements?

Our credit requirements vary by loan program. For Fix & Flip and bridge loans, the minimum credit score is 620. For 30-year Long-Term Rental (DSCR) loans the minimum is 660. Ground Up Construction loans require 660, and Multifamily long-term loans, 680. However, we evaluate each application holistically, considering your experience, down payment, and overall financial profile. Even if your score is below these thresholds, we encourage you to reach out—we may have solutions available.

How fast can you fund a Fix & Flip?

Speed is our specialty. Once we receive your complete application and all required documentation, we can close Fix & Flip loans in as little as 7 days. Our streamlined underwriting process and dedicated team ensure you never miss out on a great investment opportunity due to financing delays.

Do you work with first-time investors?

Absolutely! We believe everyone deserves a chance to build wealth through real estate. While we value experience, we also recognize that every successful investor started somewhere. For first-time investors, we offer additional guidance throughout the loan process, pair you with experienced mentors on our team, and may structure deals with slightly higher down payments or interest rate adjustments to mitigate risk. We're committed to helping you launch your investment career successfully.

What is a hard money loan?

At Freedom Capital Funding, a hard money loan is an asset-based financing solution secured by real estate collateral, such as non-owner occupied residential or commercial properties. Our hard money loans focus primarily on the value and potential of the asset rather than solely on the borrower's credit profile.

How is a fix and flip loan different from a conventional loan?

Fix and flip loans offered by FCF differ from conventional mortgages in that they are short-term financing solutions, typically with a 12-month term (ground-up construction and multifamily rehab loans can run up to 24 months), with interest-only payments. These loans are designed for speed and flexibility, often funding faster than traditional loans and frequently including renovation or rehab costs.

What can I use as collateral for my loan?

Freedom Capital Funding accepts a wide range of non-owner occupied real estate as collateral. This includes 1–4 unit investment properties, multifamily buildings, condos, townhomes, and larger apartment complexes. Eligible collateral may vary depending on the specific FCF loan program.

Do you fund renovation or rehab costs?

Yes. For select programs such as our Fix & Flip loans, Freedom Capital Funding can finance a significant portion of renovation or rehab costs in addition to the purchase price, based on the property's estimated After-Repair Value (ARV).

How do you determine the loan amount?

At FCF, loan amounts are primarily determined by the value of the real estate used as collateral. The maximum Loan-to-Value (LTV) ratio depends on the loan program and may be calculated using either the current property value or the After-Repair Value (ARV).

What type of documentation is required for a loan application?

Freedom Capital Funding requires standard documentation to properly underwrite both the borrower and the property. This typically includes a completed application, authorization for credit and background checks, proof of funds, a property appraisal, existing lease agreements, renovation estimates, and relevant business entity documentation.

Can I use a loan to buy my primary residence?

No. All loans provided by Freedom Capital Funding are strictly for commercial or business investment purposes. We do not offer financing for owner-occupied primary residences.

Why do hard money lenders require a down payment?

Hard money loans carry a higher level of risk compared to traditional bank financing. By requiring a down payment, FCF ensures that investors have meaningful equity and financial commitment in the project, which helps reduce overall risk.

Do you have prepayment penalties?

Some of FCF's long-term rental loan programs may include adjustable prepayment options for a defined period. However, most of our short-term loan products do not carry prepayment penalties, giving you the flexibility to exit the loan as soon as your project is completed.

What states do you lend in?

Freedom Capital Funding lends in most states across the United States. We do not currently lend in Alaska, Arizona, California, Hawaii, Minnesota, Nevada, North Dakota, Oregon, South Dakota, Utah or Vermont. Please contact our team directly to confirm availability for your specific project location.

How can I prepare to qualify for a portfolio loan?

FCF portfolio loans allow investors to consolidate multiple properties into a single loan. To qualify, key factors typically include solid credit history, sufficient cash reserves, manageable debt ratios, and detailed financial information for each property in the portfolio.

What is a bridge loan used for?

A bridge loan from Freedom Capital Funding is a short-term financing solution designed to bridge timing gaps, whether you are awaiting long-term financing, selling an existing asset, or addressing immediate capital needs for a time-sensitive investment. Bridge loans typically carry a 12-month term with rates starting at 8.75%.

What can I use a line of credit for?

An FCF real estate investment line of credit provides flexible access to capital and can be used to fund construction phases, acquire properties quickly, manage short-term cash flow needs, or support multiple projects simultaneously.

Which documents should be prepared for a fix and flip loan?

To strengthen your fix and flip loan application with Freedom Capital Funding, you should be prepared with a clear investment plan. Key documents typically include a detailed renovation budget and a well-supported After-Repair Value (ARV) estimate.

How do I calculate the return on a fix and flip investment?

To estimate returns on a fix and flip project financed by FCF, subtract all costs—including acquisition, renovation, financing costs (interest and points), and operating expenses—from the property's projected After-Repair Value (ARV).

What are the typical costs associated with a rental property investment?

Typical rental property costs include ongoing operating expenses deducted from gross rental income. These often include Principal, Interest, Taxes, Insurance, and Association fees (PITIA), along with maintenance, repairs, and property management expenses.
